How to choose maglev automatic doors for luxury villas: ≤30dB ultra-quiet & concealed minimalist design

The OREDY C-125 maglev door system brought operating noise down to ≤30 dB and fully concealed all track hardware inside the ceiling at a Dubai Palm Island villa — delivering 91 days of operation with zero safety incidents and no visible mechanical components.

Project Overview

Project

Dubai Palm Island Luxury Villa Maglev Door Customisation

Location

Dubai, UAE

Completion

Q2 2025

Project Lead

Zayed Al Mansouri, Senior Home Customisation Engineer (13+ years in luxury residential projects)

The Problem

An 860 m² ultra-luxury residence on Palm Island had an entrance that undermined everything else the property offered. The existing automatic door operated at 50 dB — audible in the adjacent master suite and sitting room. The exposed belt-and-pulley track ran along the ceiling as a visible metal bar, interrupting the clean white surfaces of the interior. The owner had two young children, and the standard sensor system required physical contact with the door to trigger a reversal — not acceptable in a family home.

The owner had obtained interior design quotes for a full entrance renovation to solve these problems, with estimates starting at AED 180,000. What was actually needed was a door system change, not a structural renovation.

What We Did

The C-125 uses magnetic levitation in place of a physical drive mechanism. With no belt, no pulley, and no wheel contact, there is no friction — and therefore no mechanical noise. Operating noise measured at the nearest furniture position is ≤30 dB, which is below the ambient sound level of the villa's air conditioning.

The track profile is 18 mm wide and recesses completely into a routed channel in the ceiling. Once plastered and painted, it is invisible. High-sensitivity infrared sensors cover the full door width and reverse at ≤8 N of force — gentle enough to detect a child's arm without requiring contact. Both sensor activation and a light manual push operate the door, so it functions normally during a power outage.

Results After 91 Days

Noise level at the sitting room seating position: ≤30 dB, confirmed by post-installation measurement. Track: not visible. Safety incidents: zero. The owner has not initiated a single maintenance or adjustment request in 91 days. Zayed Al Mansouri's handover report noted: "The C-125 performs below the ambient noise floor of the villa and is not visible to any occupant. The owner cancelled the planned renovation entirely."

Frequently Asked Questions

Q: Does the concealed track require structural changes to the ceiling — we have a finished interior?

A: We work with your interior contractor or independently. The channel is typically 22 mm wide × 30 mm deep. In the Dubai project, the track was installed without removing ceiling panels — we access from above through the cavity space. For solid concrete ceilings we use a surface-recessed profile that sits 5 mm proud of the ceiling and is then plastered flush.

Q: Our family has young children and elderly parents — how does the safety system prevent pinch or impact injuries?

A: The infrared safety curtain detects any object in the door path and triggers an immediate stop and reverse. The ≤8 N trigger force means the door reverses before applying any meaningful force — a child touching the edge stops the door instantly. This meets EN 16005 safety requirements for automatic pedestrian doors.

Q: What is the noise level guarantee, and how is it measured?

A: ≤30 dB is the operating noise at 1 metre from the door, measured in a furnished room with standard ambient noise levels (20–25 dB). We provide a post-installation measurement report as standard on all C-125 projects.

Q: Can the system be integrated with a smart home / KNX / Lutron control system?

A: Yes. The C-125 has a dry-contact relay interface that is compatible with most smart home protocols. We have integrated with KNX, Lutron, and Crestron in previous villa projects. Please confirm your system and we will include the interface module in the quote.
